We offer a complete letting service which is described as "full management" as well as merely finding and placing tenant(s) in your property, this is known as "let only".
As part of instructing us to let your property you can expect us to do the following:
1. Your property will be listed on our website as well as various websites with whom we have agreements. Where necessary, we will also advertise your property in various print / electronic media. Subject to certain conditions, we will arrange for a "to let" board to be erected at the property.
2. Upon finding a tenant and agreeing the rent, checks will be carried out in respect of the tenant, including checks with a credit reference agency. Upon satisfactory feedback being received, the tenancy agreement will be prepared.
3. It is most important that that a schedule of contents and their condition is prepared and is available before a tenancy commences. Costs will vary depending on the size of the property. The inventory will be used to check your tenant into and out of your property. This can be done in-house by us or by a specialist agency, as is appropriate. If the latter, the relevant cost will be deducted from rental monies.
4. In case of "full management" we will manage the property. Please contact us to discuss what this entails. We can email you an information sheet, which will be available here soon as well.
